OTHER TIPS

We figure you’re most likely an experienced homeowner so we’re forgoing the usual tips everyone inundates you with: like keeping good credit ratings and securing pre-approved mortgages, etc. These are more refresher tips to save you time and stress during your search.

1. Determine your new priorities. And, think long-term. Make a list of what you want, need and don’t want, then rate their level of importance on a scale of one to ten. Objectivity will help you with your search and save you time. Your family dynamics will also change so factor that into your purchase decision. This includes one distressing factor none of us like to think about—age. Are stairs going to be a problem down the road? Will you really want to spend time tending a huge garden? We think about our kids’ safety or convenience of commuting, but this is just as important.

2. Visit the neighbourhood at different times. That quiet little street on a Sunday afternoon could be a noisy, rush-hour nightmare during the week. Plus, it gives you a chance to talk to people in the neighbourhood, check out local amenities and schools, and explore other features nearby. Remember, you’re not just buying a home, you’re buying the neighbourhood.

3. Bring the basics when you’re searching. A pen, notebook and even a camera are handy to have on hand when visiting homes. There’s a lot to remember and these tools will help you keep the facts straight to make a better decision. Make notes and ask lots of questions.

4. Stay calm. Home buying is exciting but you need a cool head to ensure one of your largest purchase decisions is the right one. Don’t let one exciting feature dominate your decision.

5. Look at other costs to run the home. Many home buyers only focus on the price of the home and property taxes. As fuel prices continue to increase, utility bills are important to consider. Many homeowners are upgrading their homes to be more energy efficient. They may be a little more expensive but the fuel savings usually outweigh the cost (and inconvenience) of the upgrades. Understanding if the home has adequate insulation and high efficiency heating are need-to-knows.
